Roof Inspection Process

On every appointment we go on to meet clients at their home we always start by inspecting the home and roof in question and we tell you what we see based on the condition. Well, this time we teamed up with a local Home Inspection company to give you an insight into what they look for when inspecting a home’s roof.

Roof inspections not only detect common roofing problems but also can help homeowners prioritize their home improvement needs. A few of the most common roof problems we encounter are:

  • Missing shingles

  • Plants or moss growth

  • Leak or crack in the roof

  • Shingles curling or buckling

  • Shingle granules in gutters

  • Roof sagging or drooping

The Inspection Process

Roof inspections do not need to be done on a regular basis but are recommended if you suspect damage or have been noticing an ongoing problem. Why might you want to get a roof inspection? A few of the most common reasons include; typical weather and aging, storm damage, leak assessment if you notice leaking after heavy rains, and proper water drainage to avoid or repair a water-logged roof as that only increases leaks and  moisture.

1. Stand back and look to see if the roof lines are straight and even and if there are any dips or depressions. ( From all sides ) 

2. Look for any damaged, missing or cupping/curling shingles. 

3. If possible for inspector, walk on roof and feel for spongy or soft sheathing. 

4. If inspector cannot walk on the roof, if possible get to the roofs edge and evaluate shingles. Look for shingle squareness, loss of shingle particulate, and any other imperfections

5. In addition to evaluating the roofing shingles, the inspector should also evaluate the chimneys and all flashing. Such as the flashing on the chimney, plumbing stacks, drip edge, roof to wall, skylights, valley etc. 

6. After gathering all information including the year the home/structure was built, have an educated opinion on the condition of the roof and approximate age along with typical life expectancy.
