Attic Inspection: What We Look For
Concerned about your attic? Maybe you've noticed your home takes forever to heat. Or your bathroom fan vents into your attic taking that moisture with it.
There are a number of problems that can occur in an attic from improper venting to poor insulation. These are a few of the things we look for when we inspect your attic.
Mold on the roof deck or rafters
This is caused by air leaking up from your home into the attic in the winter and condensing on the cold deck. Adding attic ventilation can help, but the real problem is heated air leaking up into the attic
For this we would want to make sure your attic is properly air sealed, using spray foam to fill any cracks that might be causing ait to leak into the attic. This will help reduce your heating costs as well.
Rot in areas where there are small leaks
These occur often in areas near chimneys, pipe penetrations, or valleys. We would want to replace the rotted areas and air seal those leaks.
Unvented bath fans
Unvented bath fans pump warm humid air from showers into the attic and cause mold and moisture problems. We can vent these through the roof when we install a new roof.
Ducts in your attic
Your ducts need special attention to make them energy efficient since attics get cold in northern winters, and up to 150 degrees in the summer. We use rigid foam insulation to protect your ducts.
